Overview
The Beall & Rehill team (B&R) is a four-person real estate team based in North Arlington, Virginia, operating under RE/MAX Distinctive. Uniquely, the team combines deep community roots with decades of combined experience and is especially recognized for guiding clients through challenging transactions requiring genuine expertise and trust: senior downsizing, estate coordination, and attentive home preparation and staging. Their focus on personal, neighborhood-based service differentiates their team from competitors who aren’t hyper-focused.
After years of relying on a RE/MAX boilerplate website, the team recognized it was time for something that actually reflected who they are and what they do. Looking to take this next step, they came to Design Powers ready to invest in a complete rebrand, a custom website, and a photoshoot that could tell their story with the depth and authenticity it deserved.
The Challenge
B&R had outgrown its existing digital presence in every direction. Their RE/MAX template site was generic by design, built for utility rather than differentiation. This gap was especially clear when the site offered no meaningful reflection of the team's character, their expertise in North Arlington, or the bespoke level of service they provide.
The strategic challenge was more nuanced than simply “new website.” The team was at a pivotal moment: they wanted to lean into a growing and natural specialty in senior downsizing and life-transition real estate, serving longtime North Arlington homeowners and their families who needed a trusted, knowledgeable guide through one of life's most complex moves.
At the same time, they also serve move-up buyers, young families, and everyone in between, ensuring both established homeowners and newer buyers feel supported. A $2.5 million listing in Great Falls and an estate sale in Bellevue Forest can both be on the calendar in the same month.
The rebrand had to honor both audiences—those seeking customized guidance during major transitions and buyers at various stages—without diluting either. It needed to convey warmth, credibility, and deep local expertise while visually holding its own against competitors with larger marketing budgets and more recognizable brand names. And it had to do all of this within the liberal brand framework of RE/MAX Distinctive, their brokerage.
The Approach
Discovery and Strategy
We began with a strategy session to define the team's goals, services, audiences, and competitive landscape. It became clear that B&R's differentiator was their deep specialty in downsizing and life transitions, signaling to all clients the extraordinary level of service and expertise the team brings to each transaction.
From that session, we developed a site architecture that gives each service its own space. Senior downsizing and estate coordination are featured offerings. A full account of buyer and seller services, team bios, and featured properties is included. The site structure was designed with AI-optimized content in mind. This gives search engines and AI platforms the specific, keyword-informed content needed to surface the team when North Arlington residents ask the right questions.
Content Development
Content development was a collaborative process, driven by our structured website content-writing template. Each page directly addresses client questions and concerns—whether they are a senior considering downsizing, a remote adult child handling an estate, or a young family buying in North Arlington. This precise, empathetic approach is a key differentiator for B&R, addressing needs with uncommon specificity and care.
B&R then brought their collective voices to the drafts, sharpening the language and ensuring every line reflected how the team thinks. The back-and-forth was substantive, but B&R has a clear, professional voice and a deep command of their market, and the final content reflects that partnership.
Custom Photography: Scouting, Casting, and Art Direction
The photography for this project was involved. From the start, we knew that generic stock imagery would undermine the content’s message. The photography had to be as specific and authentic as the writing. We scouted locations, evaluated lighting and visual appeal, and organized a two-location shoot. This would give the website the required visual range.

Location One: A Client's Home in Lyon Village. A spectacular, renovated North Arlington home, made available by gracious B&R clients, became the setting for the buyer's story. For this location, we cast professional models from Kingsley Models: Tyrone and Annie, both millennials. They were chosen to represent the ideal buyer looking at homes in the upper end of the North Arlington market. They needed to look comfortable in a $2.5 million home—and they did.
We created a comprehensive photoshoot guide. It covered wardrobe palettes, style direction for both men and women, hair, makeup, and jewelry. We included pose reference imagery for each planned scenario: headshots, team shots, front-door arrivals, client interactions, and lifestyle moments.
Location Two: The Rehill Residence. Kathy's home in North Arlington served as the site for the downsizing narrative. For authenticity, Kathy asked a B&R client couple. They had lived through exactly the kind of transition the team helps families navigate. Their authenticity comes through in the photos.
We recommended and coordinated with photographer Sam Levitan, whose work suited the project. On shoot day, we art-directed every setup across both locations and managed model coordination. We kept the day moving efficiently, fitting into a tight window at the Lyon Village property.
After the shoot, we managed image selection, retouching, cropping, and optimization for web use.
The result was a library of custom photography. It tells a layered, believable story—one of a knowledgeable team, real relationships, and a genuine connection to the community they serve.

Logo Design and Visual Identity
The rebrand was built from the ground up. Beall & Rehill had an existing mark but no desire to carry it forward, so we designed a new logo and a visual identity that could stand on its own while also integrating with RE/MAX Distinctive's brand standards.
We worked within the brokerage's color framework and used one of the recommended typefaces in the identity system for consistency. For the second typeface, we selected a serif type family that conveys distinction and tradition, giving the logo mark a character that the boilerplate brokerage branding would not offer. The result is a polished, professional identity that fits every co-branded context and is unmistakably Beall & Rehill.
Website Design and Development
With content and photography ready, we designed the website. We created mockups to bring the new brand identity into a digital environment. The design balances the professional warmth of the photography with clean, structured layouts. This makes it easy for visitors to find exactly what they need.
We built the site on Squarespace and optimized it for search and AI. Technical work included image optimization, image renaming for search, page titles, meta descriptions, and URL structure. We integrated review widgets to show the team's Google and Zillow ratings. We built a custom Google Map that showcases B&R’s sales throughout Northern Virginia and a featured properties page that links to their current brokerage website. This allows site visitors to view their featured properties without a live IDX feed.
The typography, colors, and design details match the new logo system. This creates consistency whether someone sees the team on the website, in print, or through co-branded materials.
We connected their domain, walked them through setting up their website's legal policy, connected analytics and submitted their sitemap to Google Search Console. Finally, we guided them with a strategy for announcing the rebrand on social media.
Email Campaigns
Throughout the site, we set up multiple newsletter blocks to capture and grow their email list organically: in the footer, on the downsizing page, on the webinar page, on a dedicated email sign up page, and through the contact form. We created new mailing lists and imported their current contact lists.
We configured their sender profile and designed email templates to match their website, including 3 automated emails for the contact form, downsizing guide, and general email list and 3 email draft templates for specific types of campaign content.
The Downsizing Guide
One insight shaped the entire project: many of Beall & Rehill's clients are older homeowners who want something tangible after an initial conversation. While a comprehensive website matters, print materials can play a vital role in the client experience.
Building on this insight, we designed a comprehensive Downsizing Guide for Seniors and Families. The guide is a substantial, professionally designed resource that uses custom photography, website content, and additional material developed specifically for the piece. It walks prospective clients through every stage of the process, from what to consider before listing to a nine-week pre-listing timeline, using the team's four-category framework for sorting belongings and a detailed checklist organized by phase.
The guide serves three purposes at once. It lives on the website as a downloadable lead magnet, where prospective clients exchange their email address for access, building the team's list. It is available as a printed leave-behind for in-person consultations, seminars, and community events. And it positions B&R as a prepared and knowledgeable resource on downsizing, long before a listing agreement is signed.
The Outcome
The Beall & Rehill website launched with a new brand identity, original photography, and content designed to drive organic visibility. The site presents the team as they are: experienced, local, and able to handle all North Arlington real estate needs.
The website gives Beall & Rehill a foundation as strong as its team. It serves as a destination before a listing appointment, a resource for families managing a downsize, and a credential for those considering the team. The answer is clear from the first scroll.
